COMMERCIAL AND/OR RESIDENTIAL REAL ESTATE REPRESENTATION AND DISPUTE RESOLUTION

David N. Bryman is not a closing attorney. He is a business/commercial law attorney who can be instrumental either before, during or after a closing. Hire the David N. Bryman law firm to address real property issues and disputes, create or review commercial and residential leases, and negotiate and resolve issues on your behalf, be it owner, landlord or lessee.

BUYING A PROPERTY
Who’s protecting you during a closing? While not producing closing documents, David will, at the buyer’s request, attend your closing to protect your rights and best interests. The closing attorney usually represents the lender and is not obligated to shield the buyer from harm.

Consult with David Bryman prior to a property purchase. When in the process of buying a property, often there are banks and/or creditors with a stake in the deal. David is experienced and highly proficient in negotiating with these financial institutions and resolving issues that could stop a deal in progress.

LESSEE OR LESSOR, YOU NEED A WELL DRAFTED LEASE
A well-drafted lease is the cornerstone to protecting your interests and avoiding future misunderstandings or outright deceptive disputes. Take advantage of David Bryman's expertise. Many issues need to be determined and reduced to an effective written legal document. Starting with the condition of the premises, the duration of the lease, intended usage, excluded uses,

• Landlord right to relocate tenants,
• Repair responsibilities, (especially big ticket items, i.e. HVAC, roof or major Utility work,)
• Payment amounts and due dates,
• Increases, late charges, the security deposit,
• Responsibility for utilities,
• Allowable improvements,
• Hours of operation,
• Insurance,
• What happens if the property becomes uninhabitable.

Your rights need to be protected. These are just a few of the perplexities that go into the creation of a commercial lease.

OFTEN OVERLOOKED IN COMMERCIAL LEASES:
Renewal rights are a vital factor in any commercial lease. Once you’ve established your business, spent promotion dollars on the location, renovated to suit your needs, paid for signage, printed material, etc. you need to know that a reasonable renewal policy is in place. Failure to address renewal terms subjects you to being hijacked by the landlord when the current lease term is about to end. Be pro-active on your own behalf. Call (770.612.0909 Extension 1) and hire David Bryman before you sign on the dotted line.

JOINT OWNERSHIP DISPUTES:
Everyone knows that joint ownership of a property comes with its own set of problems. Some very common disagreements are as follows: You want to sell but your co-owner doesn’t. One of you wants to build while the other owner(s) want to keep it as is. Someone wants an equal contribution into an account designated for expenses, taxes, variables; others say no and want to pay as you go. Can you divide the property, and if not, can it be sold and proceeds divided? The list goes on.

These issues are often more complex when dealing with owners within a family. Often that involves various family members having inherited a single property.

Bring David N. Bryman to the table. Mr. Bryman, as a highly knowledgeable commercial lawyer, is able to enhance property ownership by reducing or eliminating the many factors that make such ownership difficult, uncomfortable, and worrisome.
